We often get asked “Is this a good time to list our house?”. While there are advantages to selling your home in Charleston during certain times of the year there are a few factors to consider.
Statistically Spring and Summer are considered the best months to sell a house. April through July show a significant increase in houses on the market, with May having the most closings. Often families relocating to the area or looking for their new homes will wait until school is out, or almost out, to start the home search process with the goal of moving during the Summer months.
Curb appeal is a pro to selling your home during the Spring or Summer as flowers, shrubs, trees and green grass bring out the best of Lowcountry properties. Spring and Summer also offer more daylight and longer days allowing buyers more options after work/school to see homes.
While there is a definite audience searching for homes this time of year throughout Charleston there are also some cons to consider. More homes for sale also means higher competition. If your home isn’t move-in ready or has some wear and tear you may not get the most out of a competitive market

Spring and Summer home searchers can also lend themselves to more of a browsing audience than serious buyers. Fall and Winter searchers tend to be more driven and, statistically, more apt to purchase quickly.
The type of home you are selling is also a factor. If you’re selling a condo, town home or duplex and your focal buyer most likely is not a family with children (or looking to start a family) late Winter and early Spring months, after tax refunds, could be just as profitable as late Spring and Summer.
